Not having sold a house before we researched the various ways of appointing an estate agent and the associated costs. A well-known high street estate agent wanted to charge in excess of 1.7%, which would have cost us nearly £4,000 on the selling price of our house, so we approached a local agent who worked from home in the same area that we were living. Although he told us that as he had no overheads and that his fees reflected that, we would still have paid 1.25% and he also valued our house at a much lower price than we would have liked to achieve. Feeling a little despondent we made one final enquiry and we were lucky enough to meet Jon. Right from our first meeting he put us very much at ease and took time to explain the process of selling, engaging solicitors etc., making sure that we were aware of what would happen. He also listened to what our plans were and told us how he would help to achieve these. He made us feel that he was interested in what we wanted and not just what he would gain from selling our house as we had felt with our previous enquiry. We were also given a choice with how we would be charged – either an up-front flat fee or the usual percentage of the selling price achieved at a low 0.75%! Putting aside the difference in fees there was no competition and we asked Jon to market our house. He made sure that the photographs that he took showed the house at its best and within a day the advert was live on the 3 main property selling sites – Rightmove, Zoopla and Prime Location. He was prepared to do any viewings for us but advised us that a lot of potential buyers preferred to speak to the homeowner so we decided to give it a go! After a week we received not one but two offers from someone in a chain and a first time buyer. The buyer that we decided on had made a low offer so this is where Jon stepped in using his experience to negotiate up to a price that was greater than one of the other agents had wanted to market the house at. Once the offer had been accepted Jon kept us up to date with how the sale was progressing by liaising with both sets of Conveyancers on, at least, a weekly basis right up to and beyond completion. During the process we probably asked some pretty daft questions but Jon never made us feel that we were being a nuisance (although we felt we were!). To finish off, we would like to say that both Jon and Louise have been fantastic through what has been a stressful time and we would like to highly recommend them to anyone thinking of buying or selling property.
You certainly went the “extra mile” in making sure that we were looked after during this process….we can’t thank you enough and wish you every success for the future.
