My client says:
“The view across the valley to Colerne is simply beautiful. The house was built in the early 1800’s and is one of the oldest houses on Box Hill.
During the past 10 years, the heating has been updated with a new Worcester Bosch combi-boiler and both kitchen and bathroom have been re-configured. The windows have been replaced and the garden laid to lawn. The house is cool in summer but cosy and comfortable in winter.
Box Hill is well placed and a fabulous place to live so close to the city of Bath. Just outside the village are some wonderful walks in the Bybrook valley below or in the woods off Quarry Hill. The Quarryman’s Arms is just a short distance away directly above the house.
I have found the close proximity of the A4 an asset as this proves most useful as the buses to Bath and Chippenham run regularly so you can leave the car at home. The National Express coaches stop at the top of Box Hill and run regular services in to London and Heathrow Airport.
Box is a thriving and friendly community which has charm and offers something for everyone.”

Hill View:
It is important to note that the whole of this plot was originally two separate dwellings. Therefore, please be aware that there is a public footpath within the boundaries of the property, the validation of which is under review by local authorities. Box Parish Council now officially support the privatisation of the path and Wiltshire Council will confirm their position early July. Please note that Wiltshire Council supported the application going ahead. The path in question is seen in the garden photos.
Due to the privatisation of the path, we can not book viewings for those buyers with mortgages. Once this has been approved (we are expecting to hear more on the 2nd or 3rd of July) by Wiltshire Council we can move ahead as normal. If you are interested in viewing, please use the email contact and explain "mortgage purchase" and we will keep your details to file. The we will contact you as soon as we know more. Cash purchasers can view.

Originally believed to date back to the early/mid 1800’s the cottage has been extended and improved over time, but it still contains spacious living with modern fittings that blend well with the character of the home and period features. Accessed via a lane at the rear, the elevated position means that there are enjoyable FAR REACHING views to the front!

Other benefits include a Cloakroom, Kitchen/Diner, a Sitting Room with an eye-catching fireplace, a Conservatory, generously sized bedrooms with the Master having an en-suite plus a bathroom. The generous garden has access to the front and rear and offers potential for the house to be extended (subject to planning permission). Furthermore, there is a Double Garage with power and off-road parking for three or four vehicles.

Access into the home is via the front door which opens to the welcoming Reception Hall. Here you will find a Cloakroom (with space for a white good) and stairs that lead to the first floor.

The Kitchen/Diner has plenty of wall and base units with work surfaces and a fitted gas hob with an electric oven. There is also a Dishwasher integrated with space for a tall standing Fridge/Freezer and a family dining table.

The Sitting Room (20’6 x 12’2) is cosy and comfortable with characteristically thick walls and a stunning fireplace. The Conservatory offers further living options and has windows on three sides.

The first floor has THREE DOUBLE BEDROOMS with the Master Bedroom also having the advantage of having an En-Suite with a Double Shower. There is also a Family Bathroom that consists of a w/c, wash hand basin and a bath with a separate shower fitted.

Externally the property has a Double Garage (with power) and due to the size of the Gardens, perhaps there is an option or two for extension works; subject of course to the usual legal permissions. Off Road Parking is available for three or four vehicles.

All in all, this is a great family home, positioned within a highly regarded village with potential. To fully appreciate what is on offer, viewings are recommended.

If you have any queries or wish to book a viewing, we'd LOVE to hear from you.
